India to get free Wi-Fi connectivity in railways stations and Internet-Beaming balloons in rural areas: says Google CEO Sundar Pichai

Google CEO Sundar Pichai
By December next year, 100 railway stations in India will be getting  Wi-Fi connectivity and Mumbai Central will be the first station to get this facility.
In a Google India event which was held recently in New Delhi, Google CEO Sundar Pichai took the stage to emphasize the search engine giant's initiatives to boost its penetration into rural parts of India and he said that these announcements were made in the course of last few months. With an expansion of its new campus in Hyderabad, Google will be recruiting more Indians for business development too.

The search engine giant also mentioned two new projects to make its presence in India's rural and semi-urban areas.

Project Loon: This is the most anticipated project in which internet-beaming balloons will be used to provide internet connectivity in villages and small towns without any cables or an optic fibre grid. Though project loon ran into regulatory issues in India, Google's vision towards connecting rural India to the Internet seems to be impregnable.

“We are implementing two separate initiatives in India to make every person use the internet. To bring more rural women online, we run a programme named ‘Internet Sathi’ for which we partner Intel and Tata Trust to educate women about the basic usage of internet and benefits of using the internet to their doorstep. For this programme, a specially designed cycles with the attached computer equipment has been used to reach out people. This project is running as a pilot in 1,000 villages in three states,” Pichai said.

Helping Women Get Online is the another initiative by the Mountain View-based company to help more women get online. “The pilot project is now going national where we are aiming to get women online in 300,000 villages in three years which are half of Indian villages,” added Pichai.

Apart from these initiatives, the tech-giant will be providing free Wi-Fi at railway stations. By December next year, 100 railway stations in India will be getting  Wi-Fi connectivity and Mumbai Central will be the first station to get this facility.

Indian Housing Market is likely to witness a crash in prices

In recent times, the Indian real estate market has become extremely expensive thereby making it unaffordable for almost every home buyer.   One of the best ways to look at this problem is by analyzing the rental yield available on residential properties. Rental yield is the returns that we get annually by renting out a home. The amount is  derived by dividing the annual rent of the home by its market price.

And regarding the rental yield in India, Ashwinder Raj Singh, the CEO – Residential Services of JLL India said “ Rental yields may vary across the globe, however, an average of 2% of rental yield in India is considered as the best deal.”

He also said, “ The major cities that offer a high rental yield in India are  Bengaluru, Kolkata, Chennai, Hyderabad, Ahmedabad, Mumbai, Pune and NCR-Delhi. The rental yield is above 25 in all these cities and it's expected that the average doesn't drop in the following years. Thus, investing in these cities will offer you a good return on investment in the future.” Pointed out by Singh in a June 2015 column in The Indian Express.

Why should we make a property investment for a return of % is a question that can be answered only by Singh? The Indian Express has decided to leave this argument for another day.  Hence, we have a realty expert stating that 2% of rental yield is considered to be good in India at the present scenario.

But is it enough? The answer is provided through a recent research report titled Real Estate: The Unwind and its Side Effects. The report is created by the analysts Saurabh Mukherjea and Sumit Shekha of Ambit Capital Research.

They said, “ In a fairly-priced property market, the rental yield tends to be close to the cost of borrowing. Conversely, the rental yield is close to 2% in Mumbai (this is gross of tax and maintenance charges while the lending rate is somewhere around 10%. When compared to other Asian countries, the rental yields in India remained extremely low.”

However, the rental yield will not continue to remain low. For the best rental yields, the rental prices have to increase or the residential property market prices need to fall. With an abundance of houses available right now, there is a less chance of a rise in rental prices. But, the chance of a fall in the property prices is significantly higher.

According to the sources, the borrowing costs for home loans in India are around 10.5-11% currently – while the rental yields are 1/4th of that level. If the rental yields have to increase, the prices of the properties in India has to fall by a third to a half.

Further, by avoiding the black money going into the real estate market we can have only genuine buyers in the market. Eventually, this will make the property prices to fall down. As the Modi government is taking several steps to avoid black money in Indian Real Estate, we can expect some improvement in the near future.

Choosing the perfect Coffee Table For Your Home Décor

Every house needs a coffee table. Whether you choose to place it in your living room or in a lounge, or according to a theme, a coffee table is a must. Although the purpose of a coffee table goes much beyond serving and enjoying just coffee, you will find it completes the décor in the room. It is like an essential limb of your room. It adds more dimensions to your room and acts as a mini serving table or décor platform too. There are multiple uses you can put your coffee table to and jazz up your entire décor with this simple purchase.

Multiple Functions Of A Coffee Table

Depending on the choice of your coffee table, there are multiple uses you can put it to. It could serve both in aesthetic sense as well as practical purposes. A Wooden coffee table with storage shelves also gives room to store or display your curios or prop up some books. With a simple glass coffee table you could give off a touch of class too.

For the homey touch you could have a chip and dip platter set to the table with coasters for your glasses and even have the remote controllers of your television set placed along with the TV guide right on the coffee table. The coffee table could also be used to place papers, documents and more for your official purposes.

Things To Consider While Choosing your Coffee Table

Even though a coffee table is a minor part of the living room, there are several aspects that decide the perfection in its choice as well as its role in the room. Here are a few factors you need to consider while choosing the perfect coffee table for your lounge.

  •  What’s the prime function of your coffee table? Do you plan on a basic table or one with multipurpose base?
  • How do you plan on placing the table? Is there multiple seating around the table? The shape of the coffee table can be envisioned by simple answering these 4 questions.
  • What is the dimension of your room? Is it spacious enough or cramped for space? This allows you to narrow down the size of the coffee table for your living room.
  • What is the purpose of the coffee table in your lounge? Does it serve both aesthetic as well as practical purposes? Is it based on a theme, blending into your carpet or does it stand out?
Should it be stationary or movable? Remember, both the weight as well as the material of the furniture matter.
  • The height of the coffee table needs to be exactly proportionate to your sofas and other accompanying furniture.
  • Does it necessarily have a storage compartment or should it serve the sole purpose of being a coffee table?
  • Choose your material wisely; it needs to withstand wear and tear in the long run.
  • Wooden tables easily stain from liquid spills and can affect the wood itself.Glass is breakable and needs to be cared for around toddlers and heavy items.
  • Once you have decided, ensure proper care for the table to maintain it in the long course of time.

How can Wall Shelves Add a New Dimension to the Home Décor

Wall shelves are a new rage these days. Adding effective dimension to the aesthetic sense of home décor and still serving the concept of storing and displaying items, wall shelves are a must for your home.

Shelves and décor go hand in hand and they reflect on your organization techniques. With the concept of floating wall shelves, you can tailor your organizing ideas to your choice. Floating wall shelves can be made both DIYs and custom made.

Basics of Wall Shelves

When it comes to wall shelves there are some basic aspects that you need to be aware of and need to analyze before delving into your home décor. You will come across three basic types of these wall shelves varying in designs and finishing techniques- Adjustable Wall Shelves, Floating Wall Shelves and Bracket styled Wall Shelves.

Of the three Adjustable Wall Shelves are suited more for utility cupboards, rooms, office spaces and your book racks, leaving them well hidden in your given space. These shelves can be rearranged and configured to our convenience.

Bracket Shelves on the other hand are more designed for heavier items. The brackets used are of heavy duty quality and can withstand much more weight than it gives away. They come in all different materials like antique styled wrought iron, stainless steel with sleek patterns, carved wooden designs and more.

The Floating wall shelves, which are the rage of these days, are very well suited for decorative purposes and made of minimalist designs. The sheer style and workmanship of these floating wall shelves will make your display items standout and yet show off its sleek and sexy design. In fact these wall shelves are so cleverly designed that they fit themselves into the wall and blend well into the room.

Things to Keep in Mind While Installing a Wall Shelf

Now that you have decided the model, style and placement of the wall shelf, it is necessary to account for a few more criteria before its installation.

Take a count of the number of shelves required and their positioning on the walls.

Note down the height and width of each shelf and of the things you plan on placing in them.

This will help you short list the items of display to the individual shelf. Remember, any and all brackets for the shelves should be placed not more than 24 IN apart.

If you prefer the shelves within your reach, ensure you install them not more than just 78 IN off the floor.

Remember to place vertical shelves in the bottom half of the wall and farther apart from one another to avoid a heavy drop down appearance.

Give more space for books as they tend to take up more space than we can measure with our eyes.

Lastly, ensure that you install all the wall shelves with appropriate spacing and with strong brackets on the wall.

There are different methods to installing your wall shelf. If you are unsure of yourself, call up a professional who will treat both your shelf as well as your walls with care.

Now that you have set up your wall shelves, place your display items in a thematic mode or in such a way as to maintain subtlety and grace.

Tips to Maintain Air Conditioner

With the numerous options and top brands available in the market, choosing the perfect air conditioner that meets your requirements is an easy task. Maintaining the air conditioner and ensuring top performance for years is a little difficult to do. If you take proper care of your AC, then you can extend its life by many years.

When you purchase the product from the dealer, you will receive a warranty on the AC. This warranty will cover certain basic repairs on the air conditioner for a particular period of time. The service center will not charge you a lot for the repairs that come under the warranty. However, if the warranty period expires, then it will become very expensive to make repairs on the appliance.

You can take up an AMC (Annual Maintenance Contract) with the dealer. The AMC gives you an affordable solution to maintaining the AC after the warranty period is over. Even then you will have to spend a lot of money for repairs and maintenance. You can minimize on these repair works if you clean and maintain the cooling appliance at regular intervals.

Here are some basic tips for AC maintenance:

Clean the Vents As the air conditioner works continually for hours together, a lot of dust and dirt gets accumulated on the vents. This dust can hamper the performance of the air conditioner. So, you should regularly clean out the accumulated dust in the vents.

Clean the Filter Another part of the air conditioner that is most exposed to the dust mites is the air filter. Remove the filter and shake out all the accumulated dust and debris. You can also use a cleaning solution authorized for use by the manufacturer.

Clear Obstacles Near the Condenser Unit

The air conditioner has a condenser unit that is usually installed on the outside of your house. The heat generated during the cooling process is emitted through this unit. If there are obstacles, bushes or other things blocking this opening, then the appliance could heat up. It will not only reduce the air conditioner’s performance, but can also become very dangerous.

Clean the Cooling Coils

This will require a little professional help as it will be difficult to remove the outer unit and clean the coils. When the service person comes for the periodic checks, make sure he cleans the coils properly.

Check the Drain Lines

When the AC is working, you will see water dripping from the pipes. This condensed water has to be removed from the cooling appliance, so it doesn’t deposit on any of the metal parts and cause rusting. Regularly check the drain lines to ensure that there is free flow of water.

Check if the Thermostat is Working

The air conditioning unit will have a thermostat that will switch the appliance on and off when it has reached a particular temperature. If this part is faulty, then the appliance will continue to work even after the cooling temperatures are reached. So, the appliance will consume more electricity than required. Save power and enhance your AC’s performance with this small check.

Property Management - Is it a Good Idea to Outsource It?

The city calls for work, recreation and comfortable living. Many people travel to the cities for their living, but if they want to purchase a land or house for investment, they think of going back to their roots. So, they buy a house or land in their native village or in the outskirts of the city. It does make a good investment plan, but the problem arises when you want to maintain the property. In this hectic lifestyle, it is very difficult to travel to the site and check on the building at periodic intervals. If the land is not properly maintained, its value is bound to reduce. The other problem you will face is dealing with vandals and other anti-social elements that will make use of empty properties for their personal purposes. In such situations, what is the solution? You can go for property management service providers. The other solution is to hire a property manager on your own.

If you have a large enough property with construction or any other work going on, then it will be a good idea to appoint a manager. The resident manager will be on the site round the clock, so you don’t have to worry about the property standing empty. Plus, if you are starting construction, then the manager can oversee the entire process. However, you will still have to drive down regularly to get updates from your manager. The manager will not be able to make all the decisions on his own, so you will have to go there more often than you want.

The other option can be a more practical solution for your situation. It will be a little expensive to take up the services of a property management company. The benefit is that they will take care of the entire maintenance, and you will not have to worry about a thing. In case you’re living abroad or very far away from the place where your property is located, outsourcing it will be a reliable solution.

In case you have rented your property, then this management company will collect the rents from the tenants and hand them over to you. Also, they will take care of minor repairs and other regular maintenance expenses and send you the detailed bills and explanations on the repairs done. The management company will also respond to complaints from tenants and solve problems, so you don’t have to directly deal with those issues.

In case your property is empty, the company will send people at regular intervals to clean the entire property area. So, anytime you return home you will be able to come to a perfectly maintained house.

Why Investing In Homes in Kolathur Makes Sense

There are a real estate few pockets in the city of Chennai which have caught the attention of home buyers. Home seekers are shying away from established localities as they are quite expensive.

The well-known markets here are located in the southern and central regions of the city. You would have to be bringing in quite a bit of money to even think about purchasing a property there. Besides these markets are mostly saturated and you would be hard pressed to find properties here in the first place.

There are newer corridors of growth coming up in Chennai. The northern micro markets and the localities which are situated along the Grand Southern Trunk Road have been realty hot spots. This is because the areas in both these regions possess affordable properties. There are large parcels of land available here which indicates that there is a good future for these regions as far as real estate is concerned.

The northern reaches of the city have come into the realty limelight only recently. Previously it was a hub for lower income groups. The folks who live there have been living there for generations. People who did not have their ancestral roots generally did not want to buy homes there.

Most people found the infrastructure here lacking. But all this has changed in the last few years. The social and civic infrastructure here have been catching up to the other parts of the city.

One of the micro markets here which is getting a lot of traction is Kolathur. It lies in close proximity to areas such as Villivakkam, Perambur, and Anna Nagar. It also lies in close proximity to the GST Road making connectivity here seamless.  Flats for sale in Kolathur are selling like hot cakes. The pricing for flats for sale in Kolathur stood at INR 5200 per square feet on average in first quarter of 2015.

Individual homes here are priced at INR 4700 per square feet on average during the same time period. The social infrastructure there is slowly improving. The affordable rates combined with the rather generous availability of properties here has made this area a hit amongst the property seekers in the city. When the metro rail becomes functional in the northern part of the city, this locality will surely benefit from it.

The GST Road stretch is another hub for affordable properties. It is considered to be the manufacturing hub of the city. New realty hot spots here are popping up on a daily basis. One of the more established localities here is Tambaram.

Properties such as flats and plots in Tambaram are quite in demand from property seekers. It is a well-connected suburb. It lies in close proximity to the Old Mahabalipuram Road and hence is popular among those who work there. Some of the areas which are close to this micro market are Chromepet, Pallavaram, Vandalur, and Medavakkam. Plots in Tambaram are reasonably priced. So if you are looking to invest in Chennai realty then head to these regions.

There are many reasons why you may consider buying property in Kolkata, Chennai or any other city. One could be for financial investment purposes.

In that case, look for decent rent-generating residential or commercial properties for regular income. You can also go for empty lands or properties at locations that will have good appreciation in the near future. You will need to analyze the property scenario and city development plans well to arrive at this decision.

Another reason for property buying could be that you want to move into your house from a rented one or you are setting up a new nest away from your joint family. In case you have your own business, you may want to move into your very own office.

Decide on the area where you wish to buy your property. You can narrow it down based on your finances, the conveniences and amenities you desire and such factors. When you start checking out properties, look at as many as you can to understand the market and the worth of a particular property. The best part is that you can check out any property from the comforts of your home or office, thanks to the power of the Internet.

There are plenty of dedicated websites that, in addition to saving your time and effort, give you a complete understanding of the property scenario. These websites also clearly display apartments and flats for sale or rent in Chennai, Mumbai, Delhi, Kolkata and other cities, so you can easily narrow down your search.

Once you have zeroed in on the property of your choice, think with your head and not your heart. In other words, don’t let your emotions rule your thought process. You may have absolutely fallen in love with the property and may not want to let it slip out of your hand, but don’t end up paying more than the worth of the property. Bargain hard to get yourself the best deal in the market.

Also check out all the legal and financial angles involving the property to avoid any hassles in the future. It is advisable to hire the services of a legal expert and real estate agent to make your job a bit easier.

Now we come to the most important of all points, your finances. In case you have ready cash, then you need not bother at all. But more often than not, that is not the case. But not to worry, with a plethora of loan options available that can be taken care of fairly easily. In fact you should start arranging for the money even as you check out the properties.

Ensure you go for a comfortable repayment plan, as defaulting on payment can prove very costly causing you to even lose your property. Last but not the least you must ensure that the documentation process is taken care of properly and precisely for a peaceful ownership in future.

Why Should Art Be An Integral Part Of Your Home Design

Integral Part Of Your Home Design

Art has always been a very intriguing concept when it comes to home and home décor. It is evaluated by a few and understood by fewer. Art can be a tricky piece of article to invest in or understand, but its charm has always attracted many. High end investors tend to look as art of something of great value and as an important investment avenue. However for starters here are a few reasons why you must consider art in your interior and home design.

To start with let’s debunk the myth that art is for the rich and popular. Art is for everyone and it comes in different forms and shapes. It is not necessarily expensive and overpriced and it is definitely not the things you only find in an art gallery.

Art can range from local influences, photography, and graphic imagery to artistic upholstery, wallpaper and many other such products. Restricting art to wall hung expensive art is the last thing one must do. Incorporating art becomes easier than you thought, once you understand that art is everything that is inspired by culture and experiences.

Even travel collectibles can be a form of art. “As humans, we create art for we love the visuals and the aesthetics; it adds to our imagination a beauty, unparalleled by anything else. For me, personally, art has given me the opportunity to be who I am, unabashedly. It is what I believe can change the way we look at the world.” Says Krsna Mehta from India Circus.

Design and art both are a way to communicate for an artist so whether it is a vintage LP collection or a graffiti wall. Both are as artistic as the other. Understand this will help you emulate art in your daily life. Do not under estimate, the local of local artists and artisans. There is some amazing art in your city/ local created by talented artists. May it be pottery of textile, art is in everything.

Today in the age of social media and open expressions, art has held a special place and individual artists have found an audience and consumer. This is one of the reasons why art has moved out of the galleries and is accessible to the general public. Incorporate these elements in your home design and you will create your own style of artistic expression in your space. It may not be according to the norms of standard art world but it floats your boat.
