Why Gachibowli is Constantly in Demand Among Property Seekers

The Information Technology has played a heavy hand in the development of the real estate sector in the country. If certain metros, tier 1 and tier 2 cities have seen tremendous growth over the last decade or so you can rest assured that the IT industry has played a major in the growth. Cities like Bangalore, Chennai, Hyderabad and certain markets in Delhi NCR owe their real estate growth to the IT sector.  

Hyderabad especially was once a market which was in demand because of this industry. At one point the real estate sector was booming here and this can be directly linked to the presence of IT giants in the city. But the economic slowdown witnessed by the entire country and the political instability that was experienced by the city caused many in the industry to lose faith in this market. The city which was once a favourite among top industry players was pushed to the side lines and other cities such as Bangalore and Chennai started gaining traction. 

But things are set to change for Hyderabad. After the bifurcation issue was put to rest, political stability has come back to this city. The government is trying to push infrastructural developments to the forefront to ensure that the city is not getting left behind in the rat race any longer. And the good thing is that even though the sales for residential real estate has been sluggish, the market for commercial properties in the city is doing better than its residential counterpart. This can only spell good news for the residential real estate sector in the future as more employment leads to more demand for housing.  

One of the most important IT and financial hubs in the city of Hyderabad is Gachibowli. There is a good presence of big players from both the industries here. There is great demand for apartments in Gachibowli from professionals who are employed in both these sectors. About half of the Grade A office spaces present in the city is located in this micro market. Another factor that has influenced buyers to purchase properties such as plots and villas in Gachibowli is that the going rates for these is much cheaper when compared to its immediate neighbour, Hi Tech City. Buyers here mostly prefer the concept of walking to work and have hence settled down in this micro market.

  The area also lies in close proximity to posh locations such as Jubliee Hills and Banjara Hills. Needless to say that if one cannot spend INR 7000 on properties there, but want to live close to the posh micro markets, the wont find the INR 4500 price tag on apartments in Gachibowli too daunting an amount.

 Builders are luring buyers by offering world class facilities and amenities for properties such as flats and villas in Gachibowli. The social infrastructure here is also quite good. With the economy looking up and companies looking for more office spaces, this area will increasingly witness price appreciation.
